Never visit a builder model without your agent
If you register at a model home without an agent, the builder may refuse to pay buyer agent commission later. Always have us register on your behalf before your first visit.
Builder contracts favor the builder
Standard builder purchase agreements are written by the builder's attorneys. Have us review the contract before you sign — key items include deposit protection, completion timelines, and change order rights.
Get an independent inspection — not just the builder's
Builder inspections are not a substitute for an independent licensed inspector. Pre-drywall inspections in particular catch framing, plumbing, and electrical issues that are expensive to fix after walls are closed.
Understand what is and is not included
Model homes are typically staged with $50K–$100K in upgrades. Confirm which finishes are standard, which are upgrades, and what the lot premium adds to the base price before comparing to resale.
